A transformative project bringing new life to a Georgian basement flat in Edinburgh’s prestigious New Town.
Brief
We were appointed to lead the comprehensive renovation of a Georgian basement flat on Northumberland Street, located in the heart of Edinburgh’s New Town. The client envisioned a bright, luxurious, and functional home that would maximise the flat’s potential while honouring its historic character.
Kirsty Ferguson’s design brief focused on creating a flowing, light-filled space that would suit both everyday living and entertaining, with bespoke details and modern conveniences throughout.
Execution
The renovation encompassed a full reconfiguration of the flat to meet the client’s lifestyle needs. Key structural changes included opening up the hallway to the lounge, creating an inviting, open-plan kitchen and dining area that seamlessly connects the living spaces.
The property was fully rewired, and a new heating system was installed, with the boiler relocated to the cellar to free up valuable space. We also re-plumbed the entire flat to ensure the infrastructure was state-of-the-art.
To enhance the master suite, we constructed a new wall to create an elegant en-suite shower room and a built-in wardrobe, perfectly tailored to the space. A second bathroom was reimagined, with every detail considered to provide a luxurious and relaxing experience.
Throughout the flat, new cornicing was installed to replicate original Georgian details, ensuring the renovation maintained its period charm. All windows were replaced, and bespoke, made-to-measure doors were crafted to match the existing style of the property.
Modern touches were seamlessly integrated, including the installation of striking steel-framed internal doors that allow natural light to flow throughout the flat. Premium flooring was installed across all rooms, and the design was completed with a cohesive palette of finishes that balance contemporary sophistication with timeless elegance.
The project, completed under the creative direction of Kirsty Ferguson, showcases our commitment to exceptional craftsmanship and attention to detail, delivering a space that embodies modern luxury while preserving the character of Edinburgh’s iconic Georgian architecture.
